Picture-Perfect Prep: How to Get Your Listing Ready for Stunning Photos

Alright, let’s be honest. We’ve all come across those ridiculously bad listing photos.


We know we need a professional photographer to really showcase what homes have to offer and secure the best deals for your clients, but what can you and your sellers do ahead of time to really make the most of the photos?


Here are our tips to get your listing ready for stunning photos:

1. Clear the clutter


Clutter is the common thread in so many bad real estate shots, and it doesn't even have to be hoarder-level to leave a bad impression. That’s why it’s important to start fresh with a clean space.


Tidy up bookshelves, hide TV remotes, and arrange furniture neatly. Make the beds with neutral bedding and clear nightstands. Stow away personal items like toothbrushes, razors, and makeup. You might need to empty the kitchen sink, clear off those countertops, and get rid of anything else that could be distracting—like extra chairs or shoes lying around.

2. It's all about lighting


Time to twist-open those blinds and turn on all overhead and lamp lighting! Make sure that all bulbs are replaced and curtains/blinds are able to be opened.


Natural light makes the home feel open and clean while turning on all the lights creates that warm, inviting vibe which helps potential buyers picture themselves living there.

3. Get into staging


To make each room pop, you’ve got to get serious about staging.


Start by removing overly personal or controversial items, like anything related to politics, sports team loyalties, or religious symbols.


Next, think about common pet peeves (like fridge magnets, dirty mirrors, wrinkled sheets, etc.). Your goal is to make the place look as flawless as possible.


Once you finish staging each room, ask yourself: Is there anything else that might turn a potential buyer off? Is there anything I should add? (Throw pillows, fluffy towels, and faux plants can really elevate the overall look of the home!)





6. Focus on Curb Appeal


Don’t forget the exterior! The front yard is often the first photo buyers see. Mow the lawn, trim hedges, and remove any unsightly items. Coil up hoses and clean outdoor furniture.


Adding a fresh doormat and/or potted plants near the front door can really elevate an entryway. And a few bags of mulch can go a long way!

Preparing your listing for photos might take some effort, but it’s worth it. Great photos attract more interest, leading to quicker offers and potentially higher sale prices.
